We provide real estate consulting services, expert testimony and appraisals for all property types and interests in Southern California for many purposes and and clients, including complex non-residential and residential assignments. We also specialize in valuation assignments involving noncontrolling minority interests in entities such as LLCs & Partnerships that may require discounts for both Lack of Marketability (LOM) and Lack of Control (LOC). We do not accept assignments from Appraisal Management Companies (AMCs) or mortgage lenders, other than a few for each year at most for the Department of Veterans Affairs, on behalf of U.S. Veterans.

We can cover your appraisal needs for virtually any property types, including shopping centers, strip retail, mixed-use, office buildings, industrial, apartments of any size, mobile home parks, fast-food, restaurants, 2-4 units, vacant land, special purpose, single family residential, condominium, luxury properties and estates, land and acreage, and most others including leased fee and leasehold interests and other fractional interests.
A significant portion of our practice includes Retrospective or Historical appraisals requiring "Date of Death" values on behalf of trustees, executors, financial planners, tax attorneys and CPA's. Multiple dates of market value and rental value are something we do regularly.
We can provide Joint appraisals too on behalf of both a Petitioner and Respondent and their Attorneys, where each side expects an unbiased and neutral expert who provides analysis and opinions that do not advocate on behalf of any one party. Mr. Gilbert is also Court Designated (Judge Appointed) 730 Expert. There are very few 730 valuation experts.
We are familiar with the IRS Rules that are necessary to meet and exceed the IRS requirements and expectations, in the event of an audit, for estates, trusts, donations and gifting of full or partial interests.
Employee Relocation is an area of expertise involving residential properties. Mr. Gilbert holds a Certified Relocation Professional (CRP) designation from the Worldwide Employee Relocation Council. He co-developed the current 2010 Appraisal Report used by all U.S. Employee Relocation appraisers, co-founded Relocation Appraisers and Consultants (RAC), and, holds the CRP designation from Worldwide ERC.
There are many variables and possible complexities involved with every property, impacting the scope of work and time required for a particular assignment. These range from fairly basic and simple to extremely difficult and complex, all requiring varying levels of time and due diligence.
Our fees for appraisal and consulting services are quoted on a case-by-case basis. Fees are based on a combination of factors such as property type and complexity, anticipated time and difficulty to complete the assignment, scope of work necessary to produce a credible and accurate result, the intended use, the intended user, the appraisal type, and other factors. For litigated cases requiring litigation support, a fee schedule is available upon request.
